Listing Your Property

Entrust Your Property to the Resort’s Rental Professionals

The resort’s rental professionals are here to provide you with information and assist you

They are located close to your property to ensure optimal management and provide you with high-quality service. From full-service management to key handover, they offer several service packages tailored to meet your specific needs.

They offer a wide range of services: key handover, property inspection, housekeeping, linens rental, baby gear rental, and, in some cases, emergency repairs and peer-to-peer rentals.

It markets properties on behalf of all owners and can offer package deals (such as one that includes a ski pass), but it does not handle services such as key handover or housekeeping...

Choosing a peer-to-peer network

  • You’ll need to set aside time to list your property on “peer-to-peer” websites (rental agreements, payment processing, etc.)

  • It is essential to be available to welcome guests in person

  • As a private owner, you will not be able to offer package deals that include a ski pass, ski lessons, a mountain bike pass, or a summer activities pass…

To help you, we offer a rental toolkit that includes a tool to calculate the right rental price for the entire season, a sample rental agreement, and more…

Rental Listing

Create My Rental Listing

When you want to market your property as a furnished vacation rental, you may need to post listings on various platforms: make sure your rental listing is as clear and transparent as possible.

We recommend including a detailed description of your property in your listing:

  • Its interior: including details of the amenities (e.g., bunk beds, bathtub or shower, separate toilet, oven...
  • Its layout (e.g., floor level, ground floor / south-facing, north-facing)
  • Its location within the resort (geographical location, proximity to the slopes and various services/shops…).

Focus on Photos in Listings

The photos in your listing help showcase your apartment and allow prospective renters to visualize its layout. To get great photos, don’t hesitate to hire a professional photographer.

The cost of a photo shoot starts at around €150 for a studio apartment and offers numerous benefits:

  • It provides you with high-quality images.
  • The professional will be able to style your apartment effectively.
  • They have a wide-angle camera to highlight the spaciousness of each room.
  • They know how to make the most of the apartment’s natural light.
  • They have extensive experience providing this type of service.

Finally, they can provide you with photos in the correct format so they’re ready to use for publishing your online listings on various websites.

This investment is an effective way to make your home stand out among competing listings.

To illustrate this point, here is a comparison between a photo of the same bathroom taken by the homeowner and one taken by a professional photographer:

Price of my rental

My Rental Price

The Maison des Propriétaires service provides a guide to help you calculate your rental price based on your apartment’s level of comfort. To view it, click the button below.

Calculate the price of my rental

The Maison des Propriétaires service provides you with two calculation tools below to help you determine the right rental price for your apartment or chalet. One is for the winter season and the other for the summer season.

The data used for these calculations is updated annually, based on the school vacation calendar and recommendations from the research firm G2A.

These tools can help you set your rental price throughout each season. A competitive rental price ensures your listing stands out among others, thereby helping you secure a successful rental.

Draft My Lease Agreement

It is mandatory to draw up a lease agreement before any rental begins. The lease agreement allows the landlord and tenant to agree on the terms of the rental. The parties are bound by their signatures. Two copies of this document must be provided or sent to the tenant for signature.

The lease agreement must be as specific as possible. It must include the following information:

Information

  • The contact information for the landlord (or, if applicable, the agent) and the tenant.
  • The address of the rental property and its location.
  • The type of property, its living area, its general condition, a description of the rooms, and a description of the exterior.
  • The property’s amenities (for example, details of the furniture, appliances, etc.).
  • The number of sleeping accommodations.

Terms and Conditions

  • Rental dates, check-in and check-out times.
  • The rental amount, the rates for services (housekeeping, linens, etc.), and payment terms.
  • The amount of the tourist tax to be paid.

Note

The tourist tax is levied to promote tourism. It funds enhanced promotion through activities, communications, promotional campaigns, events, and improved hospitality—all of which aim to attract tourists to our resort. Thus, as revenue from the tourist tax increases in tandem with rising tourist numbers, the tourist office will be able to expand its activities.

  • Preparation of an inventory/inspection report upon check-in and check-out.
  • Reservation procedures involving the payment of a deposit or down payment, and cancellation policies.

Note

There is no specific limit on the amount requested; however, it is customary to ask vacationers for approximately 25% of the total rental amount.
Unlike a down payment, a deposit does not entitle you to claim the full amount of the rent that was agreed upon in the event of a cancellation. However, it is the most commonly requested advance payment by rental agencies and property owners because it is the most flexible option.

  • Payment of a security deposit.

Note

There are no regulations governing the amount of the security deposit. Landlords generally ask for 20% to 30% of the rental price, but this is merely standard practice. You are free to set the amount of your security deposit—either as a fixed amount or as a percentage of the rental price.

  • The property insurance clause specifying whether or not the tenant must be insured against rental risks.

The clauses

  •  A clause specifying whether or not pets are allowed.
  • Clauses regarding the interruption and cancellation of the rental period.

A Sample Contract

We provide you with a sample rental agreement. If you wish to use it, you must customize it to fit your property and your own operating policies.

Inventory and Property Inspection

An inventory/inspection must be conducted when the tenant moves in and when the tenant moves out of the dwelling.

The Inventory

  • This is a comprehensive list of all items and furnishings present in the apartment.
  • It can be organized, for example, as a room-by-room list with the name, description, and quantity of each item.

The same document can serve as the property inspection report, thereby simplifying administrative procedures.

It is important—indeed, essential—to specify in the inventory that any discrepancies must be reported within 24 hours of arrival; because during the move-out inspection, if any missing items or damage are found, the cost of repairs or replacements may be deducted from the tenant’s security deposit.
