Rental Listing 

Create My Rental Listing

When you want to market your property as a furnished vacation rental, you may need to post listings on various platforms: make sure your rental listing is as clear and transparent as possible. 

We recommend including a description in your listing that provides a detailed overview of your property:

  • Its interior: including details of the amenities (e.g., bunk beds, bathtub or shower, separate toilet, oven...
  • Its layout (e.g., floor level, ground floor / south-facing, north-facing)
  • Its location within the resort (geographical location, proximity to the slopes and various services/shops…).

Focus on the photos in your listings 

The photos in your listing help showcase your apartment and allow prospective renters to visualize its layout. To get great photos, don’t hesitate to hire a professional photographer. 

The cost of a photo shoot starts at around €150 for a studio apartment and offers many benefits:

  • It provides you with high-quality images.
  • The professional will be able to style your home effectively.
  • They have a wide-angle camera to highlight the spaciousness of each room.
  • They know how to make the most of the apartment’s natural light.
  • They have experience providing this type of service.

Finally, they can provide you with photos in the correct format so they can be used directly for publishing your listings online on various websites.

Calculate the price of my rental

The Maison des Propriétaires service provides you with two calculation tools below to help you determine the right rental price for your apartment or chalet. One is for the winter season and the other is for the summer season.

The data used for these calculations is updated annually, based on the school vacation schedule and recommendations from the research firm G2A.

These tools can help you set your rental price throughout each season. A competitive rental price ensures your listing stands out among others, thereby increasing your chances of securing a rental.

Draft My Lease Agreement

It is mandatory to draw up a lease agreement prior to any rental. The lease agreement allows the landlord and tenant to agree on the terms of the rental. The parties are bound by their signatures. Two copies of this document must be provided or sent to the tenant for signature.

The lease agreement must be as specific as possible. It must include the following information:
 

Information 

  • The contact information for the landlord (or, if applicable, the real estate agent) and the tenant.
  • The address of the rented property and its location.
  • The type of property, its living area, its general condition, a description of the rooms, and a description of the exterior.
  • The property’s amenities (for example, details of the furniture, appliances, etc.).
  • The number of sleeping accommodations.

Terms and Conditions

  • Rental dates, check-in and check-out times.
  • The rent amount, the rates for services (cleaning, linens, etc.), and payment terms.
  • The amount of the tourist tax to be paid.

Note 

The tourist tax is levied to promote tourism development. It enables enhanced promotion through activities, communications, promotional campaigns, events, and the quality of hospitality—all of which serve the common goal of attracting tourists to our resort. Thus, as revenue from the tourist tax increases—in line with rising tourist numbers—the tourism office will be able to expand its activities.

  • Preparation of an inventory/inspection report upon check-in and check-out.
  • Reservation procedures involving the payment of a deposit or down payment, and cancellation policies.

Namely 

There is no specific limit on the amount requested; however, it is customary to ask vacationers for approximately 25% of the total rental amount.
Unlike a down payment, a deposit does not entitle you to claim the full amount of the rent that was agreed upon in the event of a cancellation. It is, however, the most commonly requested advance payment by rental agencies and property owners because it is the most flexible option.

  • Payment of a security deposit.

Note 

There are no regulations governing the amount of the security deposit. Landlords generally ask for 20% to 30% of the rental price, but this is merely a common practice. You are free to set the amount of your security deposit—either as a fixed amount or as a percentage of the rental price.

  • The property insurance clause specifying whether or not the tenant must be insured against rental risks.


The clauses

  • Clauses regarding the interruption and cancellation of the stay.

Inventory & Condition Report

An inventory/inspection must be conducted when the tenant moves in and when the tenant moves out of the rental unit.

The Inventory

  • This is a comprehensive list of all items and fixtures present in the apartment.
  • It can be organized, for example, as a room-by-room list that includes the name, description, and quantity of each item.

The same document can serve as the move-out inspection, thereby simplifying administrative procedures.

It is important—indeed, essential—to specify in the inventory that any discrepancies found must be reported within 24 hours of arrival, because if any missing items or damage are found during the move-out inspection, the cost of repairs or replacement may be deducted from the tenant’s security deposit.
